Adding Value to Your Home Without Any Major Renovations
By [http://ezinearticles.com/?expert=Mark_Ward]Mark Ward

There are numerous ways in which you can add value to your house and property without having to do major renovations and spending hundreds of thousands of dollars. Many people fall into this trap, thinking that this is an investment, when instead they risk overcapitalizing their home which results in a loss when the time comes to sell the property.

Research is key when buying a home or considering developing or renovating your home further. A good idea is to contact a few estate agents and developers to get evaluations for your property and surrounding properties in your area. You should aim to have your home value at a similar price to those in your neighborhood.

If it is considerably lower, you should consider revamping and making it look smarter. If it is too high you could be in danger of having overcapitalized on your home by having made too many renovations and the like. You should also try to find out what future developments are planned for your neighborhood such as schools, libraries or shopping centres as this can affect the value of your home drastically.

Maintaining your home regularly so that it always looks well-kept, neat and smart will also add value to your home. Make sure that the garden is tidy with no unruly bushes or overgrown front lawns. Peeling paint with mildew on walls can make a house look derelict in no time so make sure that you have a good paint job done. The roof should also be in good condition with no missing tiles.

Kitchens and bathrooms are often one of the key selling points in a home. It is imperative that you have a well-kept kitchen with all of the essential features such as double sinks, washing machine extension pipes, lots of cupboards which are in good condition and plenty of lighting. One bathroom in a home is often considered insufficient and adding another will undoubtedly add value to your home.

You can easily increase the value of your home with simple maintenance and upkeep. It might need a few paint jobs here and there and you may decide to add an extra bathroom, but don't go overboard and over-capitalize. A simple make-over with a few touch-ups is often enough to greatly enhance your home's value.
