Basic Repairs That Add Value to Your Home
By [http://ezinearticles.com/?expert=Flynna_Sarah_Molina]Flynna Sarah Molina

There are two common reasons homeowners take on repair jobs; first is they are highly needed and the second is to increase the resale value of their house. As long as you spend time and money for the first reason, you are perfectly fine. It is when you begin thinking more about the second reason that you may get frustrated. Even if repair jobs increase value to your house, only few get back the money they incurred.

You might be asking what repairs that can add enough value that you will lead you to earning back what you spend. It is the highly noticeable repairs that will help most. Unfortunately, the less obvious ones do not attract them. One good example of this is changing the roof or furnace can not encourage a home buyer to pay more. Likewise, new energy-saving doors and windows are not likely to get back the expense used for installation. But if you still want to stay in your house for a bit longer, a substantial amount that you have incurred for changing the look of old windows and doors can help you save on your energy bills.

Painting is one of the biggest home maintenance you can do to attract potential buyers, and increase your home value. As long as you choose colors that seem nice to the eyes of the buyers, your house will be more attractive. In the same way as crown molding is relatively cheap to install but increases resale value to your property.

In addition to that, you may choose to look at your kitchens and comfort rooms. You may have noticed that these two areas are the selling points and they are indeed true. But do not think that you need to spend a huge sum of money on a whole room renovation. Taking away the old wallpaper or paint will help incredibly. And also painting those old cabinet doors will make them look good as new. Replace the old-fashioned cabinet hardware for something more elegant and contemporary.

Anytime you can convert empty spaces, such as the basement or attic, into more functional areas like bedroom, office or media room. You have a good chance of earning much of the money you used up for the project. The national average would be 85% of the cost returned at resale. If your house only has one comfort room, you can get back approximately 90% of the cost by adding a second one. But take note that adding a third one can decrease your home value.

Landscaping can also improve curb appeal and increase the possibility of selling a house. However, do not spend thousands on getting an expert to do it. It would not increase the value that much. Instead, deal with the landscaping projects by yourself to be more practical.

Always remember the points mentioned above before you open your checkbook to hire experts and buy materials for major renovation. If you are going to spend a huge amount of money, be sure that everything will be worth it. So that you can get back more than half of what you have spent for the entire project.
