Hiring a Contractor - 5 Lessons You Don't Want to Learn the Hard Way

The following 5 tips are some quick lessons that you should know before you ever hire a contractor. For all intensive purposes this should be your pocket bible for having a successful project. If one of these is missing, their is a good chance you could be in trouble.

1. Contractor asks for full payments before he starts job.

This is NO NO # 1. Any reputable contactor can complete a smaller project without any payment up front. If the job will take several weeks or months then a "Draw" schedule will have to be created.

2. Contractor wants to use a "Percentage" Contract instead of a "Fixed price" contract.

In this case, it is in the best interest of the contractor to make the cost of the job as expensive as possible, because he makes a percentage of the total job material cost. ALWAYS get the total Price up front.

3. Contractor cuts corners by using cheap materials and products to save costs.

Make sure to ask about references and research the types of products the contractor plans to use.

4. Contractor gives No formal contract or estimate.

Get everything in writing. How much the job will cost, how long it will take, when is payment due. Etc.

5. Contractor advertises being licensed and insured.

Do not take his/her word for it. Seek proof, as to be listed on a certificate of insurance for both General Liability and Workmens Comp. Also, ask for a copy of contractor's license, do not settle for Occupational license.
