If a prospective buyer has made an offer on your house, you should be prepared to receive a visit from their home inspector. Home inspection is an important part of any property sale because an impartial professional is given a chance to give the house a thorough once-over for the protection and security of his client. It is only fair since the prospective buyer has a lot of money on the line and needs to know what he or she is getting. Here are some things you can do to get ready for the inspector and to make the process as painless as possible for all involved.
-- Clean your house so that it looks neat as a pin. No, cleanliness is not part of the inspection process per se, but it will set the tone for the inspector in regards to how you maintain the more vital parts of the house. Don't take chances: make a good first impression.
-- All the utilities need to be on and the pilot light needs to be lit. Even if you haven't lived in the home for awhile, you'll need to make sure that everything is in working order since testing appliances and systems are an integral part of the inspection.
-- Keep the garage and attics clear: the inspector will be spending a great deal of time in both of these rooms. If you have moving boxes everywhere, place them out of the way and don't make it difficult for the inspector to get to the places he needs to go.
-- The same principle applies for key places outdoors: keep them accessible. This includes air conditioning units, dryer exhaust vents, sprinkling system controls, etc.
-- Keep any pertinent paper work in clear sight on the kitchen counter. If you have had repair work done on a furnace, dishwasher, disposal, electrical systems, etc. then the inspector will want to see proof of what was done. Put all papers in a manila folder clearly marked with the word "For Home Inspector."
-- Do not stick around. Since the inspector will probably be doing his work with the prospective buyers in tow, they will not be able to talk openly about your house in your presence or even if you are anywhere in the vicinity. Make sure the house is empty and give the inspector plenty of time: it may mean the difference between selling and not selling.
