By definition, structural engineers provide objective, neutral opinions based upon professional education, experience, and training. Mandatory disclosures required in a sales contract will tell you a lot about the condition of a home. On the other hand, if you have the chance to talk to the seller, you may be surprised about the wealth of information they can provide. Getting as much information about the condition of the home before you purchase is time well spent.
Regardless of the information source, you can rely on licensed professional engineer to help resolve a myriad of construction questions, including:
* Does the home have existing or prior issues with its structure, including foundation cracks?
* Does the roof leak? Do you see any visible signs of leakage?
* Does the heating and cooling systems function correctly for your climate?

* Are there any visible safety issues and / or non-functional systems in the home?
Your engineer may also help with researching the subdivision restrictions, the code requirements for well and septic/aerobic systems, and easement and right-of-way issues. Finally, tap into the technical expertise of your engineer to determine if an prior environmental hazard may have existed on or near the location of your prospective home.
Remember that when you hire an engineer, you get much more than a graduate from a training course with a few years of inspection experience, you get the benefit of a sophisticated level of education, training, and the collective wisdom of multiple engineers with decades of professional practice.
