When you are buying a home, unless it is a new construction, you are usually buying it in as is condition. This means that along with all of the great aspects on which you decided to make the purchase of your new home, you are also accepting all of its deficiencies as well. As a home ages even the best built home starts to deteriorate. This deterioration is not necessarily a problem as long as the proper repairs and upgrades have been made. But how do you know that these necessary repairs have been done and what the current condition the property is in. This is where the importance of a home inspection comes into play.

Before we get into what information a home inspection can tell you about a property it is important to know what a home inspection is not. A home inspection cannot make a determination of a home's value. This should be a job for your real estate agent. It also cannot tell you if all of the elements of the home have been built according to municipal building codes even though some obvious building code infractions can be revealed. There is no simple pass or fail for a home inspection.

The purpose of the home inspection is to obtain an expert opinion of the condition of the property and indication any components and systems that may need repair or replacement. It can also make a determination as to any safety hazards that you should be aware of. All of this is part of your due diligence as a home buyer so that you know that the property you are about to purchase is what you expect and that you will not be surprised with any repairs or replacements that may need to be made.

This does not mean that even after a home inspection you are bound to purchase the property as long as your offer to purchase was conditional on having done a home inspection. It also does not mean that if the home inspection reveals some deficiencies or repairs that need to be made that you should walk away from buying the home. Every home will need some level of repair. But if the inspection does turn-up something that is both a major issue and unexpected you may want to think hard about the home or find a way to work with the seller to reduce the price accordingly.

While a professional home inspector will do their best to find any potential problems with a home keep in mind that even the best and most seasoned inspector may not find everything. The inspections are visual and some issues may not be apparent. But having the home inspection done will provide you with a wealth of information that will help you to plan for any eventual repairs or replacements that may need to be made. As well the inspector can guide you through a proper maintenance schedule that will help to keep you new home in the best possible condition. And proper maintenance can help to avoid costly repairs.
