Problems With Getting Both Exterior and Interior Waterproofing Systems Implemented

When dealing with a new home to be constructed, both interior and exterior waterproofing is the logical stop gap to to protecting your basement in the future. Contractors tend to lean one way or the other at construction which can leave you defenseless during heavy rains the future.

What all house construction boils down to is budget. If the design is too costly, cut backs are made on everything from labor to materials in order to come in within budget. This is good for the company building the home because it insures profitably, but it can be dangerous to the new homeowner, especially with neglect of the foundation.

It has yet to become a standard practice of the construction industry to both exterior and interior waterproof the property while in the process of being built. The only standard is a base/footer exterior design that is not enforced as mandatory for all new construction. With the lack of enforcement this opens the homeowner to a world of trouble as the years pass in their new home.

Having a single layer of pipe, no wall protection, improper drainage, lack of geo-tech fabrics (to help keep the soils out) and improper application techniques are all things that allow for exterior systems to fail, and when they fail, they fail in very large ways.

By not having an interior system installed, you now have no defense if your exterior system fails, clogs, is non-existent or is cracked due to tree roots. If you did have an interior system from the beginning, then you would have a fighting chance to maintain that dry basement despite the failure of the exterior pipe.

What this means to the homeowner:

If you're buying into new construction ask to see the plans. If you're not too late and can have them install interior and exterior drain systems you can save yourself thousands of dollars in needless repairs as the years go on. With proper drainage you can defend your home against increased humidity levels in your basement, which can lead to unhealthy conditions in the 1st, 2nd and 3rd floors. Protecting your home's foundation should be your number 1 priority.
