5 Ways to Increase the Value of Your Property
By [http://ezinearticles.com/?expert=Tony_Clifton]Tony Clifton

If you have to sell your property at a time when the market is down, you really have a problem. Even on a growing market, it's hard to get a deal as good as you want. But instead of depressing, why don't you put some effort to increase the value of your property?

I'll tell you how.

1. Repair
Everyone knows that repairing your home and doing home improvements increases the property price. What you should know however is that not all improvements and repairs have equal effect. Some of them may cost you more to do than the impact on the price they will produce is.

That's why it's better to do only repairs that have immediate visual effect and really look important. Working on the roof rare makes much difference in the price because buyers are not looking there. However, repairing doors, windows, woodwork and plaster can pay out much better than what you have invested.

2. Advertise
It sounds extremely simple, yet most people do nothing and expect that the real estate agent will do the best to sell their property. Don't do that. You know best why your property is unique and great - make sure that this information is included in your ad.

If you have the knowledge, I would recommend you to build a simple website about your home. Include a lot of pictures and if possible videos and as much information as you can. A well presented property is almost sold property. And the good online presentation can give you access to more buyers and a better selling price.

3. Install modern energy sources
This is an extraordinary advice, but if you follow it, you will thank me for giving it. Now it's just the beginning of the boom of solar and wind energy sources. If you install solar cells or wind turbines on your house you can sell if for much better price. Not only the energy saving counts here, but also the eco style of living. You will be selling and ecological property which will attract more buyers to it.

It's recommended to track the saving of energy costs that your new sources provide so you can include them in the advertising for your potential buyers.

4. Grow a great garden with fruits and veggies
Along the same lines come improvements for frugal and healthy lifestyle. The prices of the food are growing and in addition to that is growing the interest for healthy and natural foods. More and more people want to grow fruits and vegetables on their own.

You have a better chance to increase the value of your property if you plan this early, because the threes and some bushes need few years before they start to give good fruits.

5. Install Garden Buildings
Finally, I have seen two similar homes at similar locations to be sold at 50% different prices just because one of them had swing sets, outdoor shed and a garden fountain. Such garden buildings don't cost much but make your entire property look and feel at lot more valuable to buyers.

One of the best additions you can make is a garden shed. The sheds are not expensive and can be installed for you in place by the company which provides them. And your shed can serve you for different purposes while you are waiting to sell the property. A beautiful wooden shed can even be offered as a guest house to buyers who come to see the home. Now that's a sure way to make them feel at home and buy it!

You certanly need to learn how to find and install [http://storagesheds.shedbuilder.info/]inexpensive outdoor sheds. You may even build a shed yourself using [http://storagesheds.shedbuilder.info/how-to-build-an-outdoor-shed/]outdoor shed plans and some inexpensive materials.
