Maybe you've been eyeing your neighbor's new stone walkway or brick patio and you're thinking you'd like to upgrade your own property. Well, improving the look of your front entrance is a good choice for increasing your property value while enhancing the overall appearance of your house. You know what they say about first impressions!
There's nothing like a brick or stone walkway to project a sense of quality and permanence that can really increase the resale value of your home. And there are so many attractive options, from the types of bricks or stones you choose to the design pattern, and even the shape of the walkway or patio.
Do you have what it takes?
Some homeowners may decide to tackle this type of project themselves in order to save money, but it is only recommended for those who have some experience building walkways and decks or laying bricks and stone.
Although you will find many books and "how-to" sites on the Internet that will outline the steps involved, keep in mind that you will need a certain amount of expertise for the trickier parts, like leveling for proper drainage and preparing the base to have an even surface. Also, you will need various tools for the project, which will add to the total cost, whether you choose to buy or rent them.
Are the savings worth it?
You need to ask yourself whether the potential savings are worth the hassle and risk, and whether your money might be better spent to have professional-looking results. Indeed, it can cost you more in the long run to hire a contractor to fix your mistakes - or even start over from scratch.
If you decide to go with a professional, interview several landscapers or brick/stone masons and get an estimate from each. You can explain what you would like, but it is even better to have a diagram to show them. Ask for any suggestions or improvements to the design, or if they can recommend a type of brick or stone that would complement the look of your house. After all, they are professionals who work with these materials and designs every day.
Get a detailed, written contract
It is always a good idea to check the testimonials you read on Contractors.com. You can even ask to inspect some of the work the contractor has done in your area. Check to see if they are licensed and insured, and ask about warranties on labor and materials. Once you select a contractor, make sure you get a written contract. The contract should include the total cost for the project, payment schedule, start date, estimated completion date, and a complete list of materials.
