Special Considerations: Bathrooms

Next to kitchens, bathrooms are the most expensive rooms in your house. And like kitchens, choosing the right design for your bathrooms will ensure that you get optimal enjoyment out of your home. While you may spend a significant portion of your budget building a good bathroom, you can rest assured that you will get a good return on investment when you sell your house.
When designing your bathrooms, take the following into consideration:
What size do you want your bathrooms to be? A full bath includes a sink, toilet, and bathtub/shower. A three-quarter bath includes a sink, toilet, and shower. A room with only a sink and a toilet is considered a half bath. In most cases, you'll choose what you want based on the area in which the bathroom is located. For example, you will most likely want a full bath off the master bedroom, while a half bath will do nicely of the kitchen.
What kind of ventilation system will you use? While there are exhaust fans available, the best source of ventilation is an open window. Try to plan your bathrooms so that you can incorporate a window, or even a skylight. A bathroom without natural ventilation can get damp and moldy quickly.
What kinds of surfaces will you have? In full baths you will probably need larger vanities with counter space, while in half baths pedestal sinks will work nicely.
What are your storage needs in each bathroom? The more people that are using the bathroom, the more storage needs you'll have. You'll need room to stow towels, shampoos, hair dryers, and cosmetics.
What luxuries can't you live without? Multiple shower heads? A claw-foot tub? A sauna or jacuzzi? Decide what you can afford, and then determine if what you wants fits well with your overall plan.
With a little planning, you can have the bathroom of your dreams.
