Just some info on loft conversions. The department of the environment has published a leaflet that outlines the regulations for attic or loft conversion. It can be found at;

Basically, you are adding a third floor and it must have a 3 hour fire rating, mains powered smoke detection and adequate means of escape in an emergency.
This means velux windows no higher than 800mm from floor for escape. Fire proof stairwells to the exit on the ground. Self-closing fire-rated doors to the attic. Double slabbed ceilings on the second floor, or similar fire rated ceiling.
You will need a fire cert and planning approval, as it means a change of use from the original planning application for the house.
Not meeting these standards may cancel your house insurance policy.
(A) Get an Engineer /Architect (B) Chose a reputable an insured builder. |
