I live in an apartment, the water heater runs on night time electricity,

however some days the water is boiling and there seems to be loads of
hot water, however its way too hot and then some days there is only
enough tepid water for one shower. the boiler sometimes make noise
at night time, any ideas on why it would do this and what needs to be
done to fix it?

Check the thermostat ont eh immersion ehater, I had one in an apartment a few years ago that had nearly melted, water used to stay on the boil whistling and rattling the pipes if I didn't manually shut it off.
